Our units are generally priced less than what is a comparable unit out in the general market place in the area of Manningham.
Residents pay their own utility costs including rates just like you do in your current home. There is a weekly service fee applicable which is similar to having a body corporate fee in a multi unit complex. We at Maple Rise endeavoutr to ensure that our service fee is kept to a minimum each year. Your once only costs are the incoming contribution comprising $1,000 being the licece fee and the cost of the unit being the loan. Upon departure from Maple Rise a deferred arrangement fee does apply subject to your time at the Village.
No stamp duty is applicable when purchasing one of our units at Maple Rise Independent Living.
From time to time units at Maple Rise do become available for both sale or rent in our village. At our village all our units are single level living. We have eight larger units with their own private balconies and a further eight smaller units with their own private courtyard. Yes, of course it is. We are happy for you to meet our residents and walks around our complex. As a community our residents meet once a quarter for Resident Meetings and from time to time we have social gatherings in our community room.
Yes we do. Our Village has a Village Manager and they are responsible for the daily running of the village. They are also responsible for looking after co-ordinating maintenance and the upkeep of the village and it’s gardens. The Village Manager liaises with the Resident, Garden and Finance Committees at the village. The Village Manager also overseas the use of the pavilion at our Village. The Village Manager does not live onsite but is always available by phone and in the case of an emergency.
The Village Manager ensures that all common areas are looked after and maintained. We do encourage residents to look after their front garden and their courtyard.
At Maple Rise Independent Living the ownership of the unit is by way of a Loan Licence Agreement. This is a long term lease of your unit. Stamp duty is not applicable when purchasing a retirement living home.
We have a pavilion which is our community room. It is available for social use by all residents of the village. It includes a courtyard with a BBQ area. We hold our resident meetings there and some residents have family functions there as well. We also have a designated area for those of you who like to travel with your caravan.
We do have limited caravan parking space and is subject to availability.
Small indoor pets are subject to permission from the village manager.
